Annual Assessment (Dues)

The Annual Assessment is due on January 1st of each year. An Annual Assessment notice is sent out in early December to all homeowners via USPS mail.

The Avondale Run Homeowners assessment/dues for 2026 will be $255.00 and are due on January 1, 2026. The reason for this increase is due to the Code of Maryland, Real Property, Sections 11B-117, passed in 2023 regarding “Liability for homeowners association assessments and charges on lots”.  All HOA’s in Maryland were required to complete a Reserve Study which indicated we needed more money in our reserve accounts for unexpected and potential expenses.  Our community is also experiencing an increase of delinquent dues which require additional processing and legal fees.

Our HOA assessment primarily covers care and repair of our open spaces, operational expenses (insurance, mailings, admin costs, etc.), and other unexpected expenses. A $15.00 late fee will be added to your account for any payments received after February 1, 2026, and will be added on for each year your payment is late.  After two years of non-payment, we would be forced to file a Lien on your property.

To make your payment online, visit the new direct PNC bank portal by clicking the Secure Encrypted payment link below. On the portal, enter your full name, property address, and the correct amount due. Double-check all information for accuracy before submitting your payment to ensure it is properly credited to your account. Once submitted you will receive a payment receipt via email.

 This payment portal is for homes located on the following streets as part of  the Avondale Run HOA only:
Congressional Drive, Lakes Court, Doral Court, Long Valley Road, Sawgrass Court and Winged Foot Drive.

Thank you for your prompt payment.  We appreciate you paying your dues in a timely manner, so we may keep our HOA running by a volunteer board instead of a third-party management company which would increase our assessments, and add additional  management fees.
